HOUSE RULES – Brf Strandpilarna

We want you to feel comfortable and safe in your home and with your neighbours. Living in a “bostadsrätt” housing association involves shared responsibility. As good neighbours, we show consideration and patience for others’ ways of living. With support from the Condominium Act and the association’s statutes, the board has issued the following rules of conduct and house rules. These rules apply to you as an owner, as well as to family members, guests, subtenants, lodgers, and contractors performing work in your apartment.


BOARD RESPONSIBILITIES

The board is responsible for the ongoing management of the association and for implementing decisions made at the annual general meeting.


MEMBER RESPONSIBILITIES

You have the right to use your apartment as a member, but you also have obligations toward the association and other residents. This means you must follow the association’s rules and contribute to a good living environment.

PROPERTY OF THE ASSOCIATION

Maintenance and repairs are jointly funded by all members and affect both the association’s finances and its overall appeal. This includes everything from elevators and walls to doors and other shared spaces. By showing consideration and taking responsibility, we contribute together to a safe and pleasant living environment and a solid, attractive association.

Parents are responsible for ensuring that children’s toys, bicycles, etc. are gathered up at the end of the day


COMMON AREAS

No items may be placed in entrances, stairwells, attic or basement corridors, or garages. This is to keep evacuation routes clear of flammable materials, regardless of how they are placed.

Scrape your shoes before entering the elevator – stones can damage the elevator doors.

Do not leave entrance doors open. Be alert when opening the garage door.

Do not walk or cycle across lawns and flowerbeds. Motor vehicles are not allowed in these areas.


STROLLER AND BICYCLE ROOM

Strollers, wheelchairs, and walkers must be placed in the designated area in each entrance.

Bicycles must be parked in bicycle racks or in the bicycle storage room


APARTMENT STORAGE

Do not store flammable liquids or similar items in the storage unit.

Damaged rechargeable lithium batteries must be recycled, as they can pose a fire risk even when not being charged or used — in other words, even during storage.


WASTE ROOM

Follow the signage for recycling paper, plastic, glass, batteries, etc.

Flatten packaging, especially cardboard boxes, to help reduce the association’s risk for increasing waste management costs.

It is not allowed to put waste on the floor of the waste room. All waste should be put into the proper container.

Bulky waste, electronics, chemicals, and construction debris must be taken to a recycling center.


PARKING AND GARAGE

Electrical outlets in the garage may not be used for charging electric cars or electric bicycles. 

Only vehicles may be stored in the parking spaces. 

Washing cars in the garage is not permitted. 

Park only in designated spaces.


FACADE, BALCONY, PATIO AND TERRACE

Awnings and privacy screens must be in the correct color (see the association’s website). 

Flower boxes must be hung on the inside of the balcony/terrace. Keep the patio free from snow and ice. 

Do not leave windows and doors open when there is a risk of weather or frost damage. 

Do not shake rugs or bedding from the balcony or terrace. 

Satellite dishes may not be mounted on the facade or balcony railing. 

Do not store flammable items or vehicles on the balcony/patio.


Changes that require board approval:

• Installation of lighting fixtures, awnings, antennas, glazing, etc. (The website also includes an overview image showing which balconies may have awnings, marked in green. However, always remember to apply for permission so that both you and the board can be confident that it is allowed on your specific balcony.)

• Changes to the patio (e.g., fences, decking, flower beds).

• Applications must be submitted in writing.


SUBLETTING

It is not permitted to sublet your apartment without the board’s approval. In the case of approved, temporary subletting, the following applies:

• The unit owner remains responsible for the apartment. 

• The monthly fee must still be paid by the unit owner. 

• The tenant must comply with the association’s statutes and house rules. The subletting regulations are based on the Condominium Act and the association’s statutes.


BARBECUING

Only electric grills are permitted on balconies, terraces, and patios. 

Gas, wood, or charcoal grills are not allowed


SMOKING 

Smoking is prohibited in common areas.

 Avoid smoking on balconies, terraces, and patios, as it can be disturbing and unhealthy for neighbours


NOISE AND DISTURBANCES

Be considerate – avoid disturbing noises, especially between 09:00 PM–7:00 AM on weekdays and 10:00 PM–9:00 AM on weekends.

Drilling and loud work on weekdays should be done between 8:00 AM–7:30 PM. 

Inform your neighbours in advance if you are renovating.

Avoid placing lamps on the balcony that rattle in the wind, as balconies are often adjacent to neighbours’ bedrooms.

Talk to the person causing the disturbance – if that doesn’t help, document the issue and contact the board.


MAINTENANCE AND CHANGES IN APARTMENT

You are responsible for the maintenance of floors, walls, ceilings, kitchen, and bathroom.

Major alterations (e.g., installing or removing walls, pipes, waterproofing) require written approval from the board. It is never permitted to make changes to load-bearing walls.

Check smoke detectors regularly.


DRAINAGE AND LEAKAGE

Do not pour cooking oil, cat litter, wet wipes, or other inappropriate items down the drain, as this can cause blockages and lead to unnecessary costs and inconvenience.

Only toilet paper may be flushed down the toilet.

Report any leaks immediately. Water can be shut off using the white cabinet often placed in the bathroom, behind the washing machine.

Never leave faucets running.


PETS

Pets must be kept on a leash within and around the property, and consideration should be shown to neighbours who are afraid of dogs.

Pets may not be exercised in the courtyard.

Always clean up after your pet.

Do not feed birds or other animals – this attracts pests.


CLEANING DAYS

Twice a year (spring and autumn), we have a communal clean-up day. 

We work together to tidy up the courtyard and finish with a barbecue and social gathering


DIGITAL COMMUNICATION

The association communicates via email, the website, and notice boards in the entrances. 

 Stay updated by regularly visiting the website.


SAFETY AND SECURITY

Be alert to unauthorized individuals in the building. 

Report suspicious activity to the board or the police.

It is prohibited to break sealed escape knobs. 

Some passages are monitored by cameras


ENVIRONMENT AND SUSTAINABILITY

Help reduce energy consumption and sort waste correctly. 

Avoid unnecessary water usage and turn off lights in shared spaces.
